请朋友们帮忙选一下房客。(I) 三十四岁女黑男白家庭，二个小小孩，女的在一家大公司上班，年入 8 万。男的暂无工作。女的母亲帮忙带孩子，已退休，月入 $4000。还有一小哈巴狗。
看上去不错，只是男的问的问题有点锁碎。
(2) 南美移民，一家4 口，开—家小型饭馆。年入 8万5。可能还有一些隐性收入。有一些存款。

不知选择谁更好，请这里的朋友们出出主意，不胜感激。
