换房顶是不是要amortize

30年旧的房子，屋顶旁边有一个洞，不会漏到里面，但是下面的PLYWOOD大概烂了，修可能起码几百块。不知道换屋顶大概多少 （1250 尺加两车库）。修理可以当年抵税，换是不是要amortize到20年？各位大拿怎么看？
