Have the seller pay for 1-year home warranty. if you have to pay for it, I would even pass, because the warranty company would find all reasons not to cover the claim.

In my experience, the home inspection is useless. The inspector spend more time producing nice looking report than finding real problems. Their routine is to turn on all appliances and check if it works, check all wall outlets, check hot water, check for leaks in faucet and underneath sink. Flush toilet. Look for cracks in wall, take pictures. Nothing that a layman cannot do. They do not check roof (need roof inspector), or termite (need termite inspector) at least in my area. In your case, I think that the inspector would produce any value for you is low.
