正在慕尼黑买房，请教 投资房利息问题。谢谢回答。

家庭收入11万，首付12万，贷55万买投资房。每年付本金2%，利息固定利率。是10年1.2% 好，还是15年1.6%好。
月租金1800。如用10年1.2%，是正现金流。如用15年1.6%，是负现金流。谢谢回答。
