1. The bank can counter offer any price they want before final approval.  The sale price you agreed with the seller means nothing to them.  So bank is not at fault at all.

2.  The seller is also at no fault.  So going smaller claim court does not help you.

3.  From the way LM described yesterday, the agent's conducts are really questionable.  I can see lots of irregularities.  So your chance is to file complaint to the Real estate bureau.  The agent will be in hot water. 

4.  Use 3 above as leverage, tell the agent if she compensates you the Fees, you will let it go.  Otherwise you will file complain to the commissioner.

5. The EM is yours, and you have no problem to get it back, so don't sign the agreement to " 就放弃一切诉讼和要求"


You should be about to nail that agent.
