2. If he can not produce a lease, then by status quo he is on month to month. Either party can give 30 day notification.
3. While this is going on, his rent must be paid on time. Otherwise it is an eviction for nonpayment case.
4. Unless explictly agree upon by the previous owner, all the 3 month free is just bulls--t.
