请帮忙车库锁的问题

从来不知道车库还有锁的，房客说没锁， 车库门从外面是打得开的。 他要钥匙， 买房时就没给过我。 现在有人给了下面的信息， 不知道这里的地主是否碰到过？

I just spoke with a locksmith and it appears the only way to get this lock functioning is to order a new assembly with keys.  There are also manual locks that can be installed on the door with a sliding bar that locks into the track. 

他说的LOCK哪里有卖？ 我是想直接装个OPENER算了， 但房客现在把车库都装满了， 好象也无法让人来装OPENER， 我让他用铁丝从里面先给LOCK住， 但我知道他是不会那么做的， 因为他把家具堆得死死的了， 无法从里面进出。

ps: 如果没锁死， 万一他丢了东西是否房东有责任啊？
