i think it is an excellent rate for investment property

Mine is 3.875%. The base rate is 3.5% for primary resendence. I had to pay 1.75% fee for investment property and 0.25% for cash out. Every 0.125% rate increase pay 0.75%. So I chose 3.875% to absorb the cost. I still have to pay ~$400 through.
