到底怎样的回报率才值得投资？

最近一直在想这个问题。百分之一法则好像很笼统，要是有更具体的就好了。比如贷款买投资房，我自己觉得，房价不会大涨的中西部地区，15年贷款情况下如果能保证有正现金流就可以出手。是这样吗？
