我也有个tenant非常eager to buy，每过几个月就来lobby我一次，要我卖给他。他是真的喜欢这个房子，当然房子各方面条件也很好。我的问题是，有没有一个rule of thumb，基本上profit到多少就可以卖了？

在这个case上，是cash purchase，不需要seller finance，也不需要银行loan。外面市场上这个complex的房子一出来就抢，而且条件不如这个，他既抢不到，又不愿意花功夫修，就把我这个当他的dream house了。外面市场上，这个neighborhood房价上的很快，我这个房子6个月前买的，保守的估计现在已经长了30％。不知下面还能长多少。如果我肯卖，该喊什么价，50％ over purchase？60％？问题是，如果我卖了，很难再以低价再进一个同样大小的。租金cash flow不错.这种情况下，有经验的investor们是怎么做的？最优化的办法是什么？
