这2天在这里学到的很重要的一课就是不能随便去做远程地主。

至少对我自己来说。在人口众多的大城市和周边，每个小镇的每个community里都有不同的名堂，micro－climate，community rental rule，当地人的喜好，ethnic 人口migration的趋势，city planning的规定和对某些房型的limit，租客的类型，有山的地方哪个山头不能碰，哪个山头好，名堂太多了。哪怕一些很好的小镇买房也只能买2,3个community的房。很多本地住了20几年的人都不清楚，这要是大老远的从别地方飞来，几趟trip，走马观花，哪里有办法搞得门清，那就全靠agent忽悠了，运气好碰到个又聪明又正值的agent，还不会大亏，可是要知道，2006－2009年多少agents破产啊，连他们自己的investment都搞不好，凭什么觉得我就一定能碰个最好的呢？
