Charge late fee is legal in CA.In the lease contract, it needs to be worded as damage charge caused by delay of receiving money. It is usually a fixed amount, say $50 after the due date. Again in CA, 5 days past the due date, the landlord may server the 3 day notice. No response after 3 days, start eviction process.
