The alternative was not to make the sale and with expired contract with you. For most realtors, they will give buyers 1%-1.5% back. Ad for your buyer, he learned your house from MLS Listing which was paid by your agent. It was his work and costed him money too.We have to look from other's perspective.Dual agent does save buyer money but there are high risks of conflict interests. IF the buyers know the closing process, it is a viable option.
