i see rental income as dividends

and appreciation as stock price increase.

there's not much difference here as for timing of selling. but one big difference is that with discounted enter price the dividends( rental income ) can be highly lucative.

your theory works on flipping for appreciations, not for long term investors or cash flow investors.
