i would say 'NOT DO IT' at all. the expectations from mainland investors are so different than american. there are not much money to make after all these efforts and it's possible to lose the relationship as well.
the only way i would do is to pay around 6-10% interest to relative's money and having 100% ownership but then the risk is huge since all money are borrowed and cash flow can be easily negative. only a few people can do this in this forum if the entry price is good.
