$1300 is my monthly net cash flow, my tenants also helped me pay down $1460 principal each month. So my monthly profit is $2765 generated by 120K down payment, which is an annual return of 27%.When time goes on, the principal payment will get even higher.

If I put down all cash, 470K, which I could. My monthly profit is $3850 generated by $470K payment. Yes, I ended up with $1085 more, but I need to pay $358 tax for it. So I ended up with making just $727 more per month with 360K more principal.
