I bought a rental single family house recently and want to replace the whole flooring. For downstairs, I'd like to put laminate for all areas include family room, kitchen, etc. But for upstairs, not sure if I need to put laminate as well. The reason I'm thinking not using carpet is that carpet is easy to get dirty and wear out. But not sure if laminate will create other problems. Like if broken/scratched, it'll be difficult to fix. Also if loosen, it will create noise. Anybody has suggestions? What's the pro and cons? Or do you think any other material will be better to not only make it easy to maitain and keep it clean. but also save money in the long run. Thanks very much for the help.
