These look to be either house quality problem or

normal wear and tear (i.e., could happen to any one). How could everybody intend to blame the tenant?

If the lease didn't say the tenant is responsible for these kind of repairs, then the  lanlord has to take care of them. Actually the lease often states that normal wear and tear by the tenants is allowed.

If you don't want to repair these, then try to delay until the lease expires. But then you still need to fix them befor the next tenant moves in.
