invest in philadelphia, 19124?

i saw a few posts discussing about the race change in philadelphia over these years... I just bought a row house in 19124, and there is another deal that i am thinking to close tomorrow. YEAH, TOMORROW. I paid 62K and it will be rent out next month for $900.

If like you guys saying that this area is in the trends of less white and more blacks shifting in, my question is do i still need to invest in this neighborhood? although cash flow looks good...

Please advise A.S.A.P. I AM KIND OF WORRIED NOW...
