急！MLS listing 以 appraisal 不一致。

我 offer 了 一个房子。

MLS listing said:

Sqft: 1588, Lot Size: 6534 sq ft.

今天我的 appraisal said:

Sqft: 1605 , Lot Size 4263 sq f

Too much difference.

 

What can I do?

Can I ask seller to low down price with x%?

Should I sue list agent?
