you can tell him that paying rent on time is his responsibility and been written on the lease. if he continues to use bogus reasons not to pay rent on time, or continues to threat you, you would not mind to waste your money and your lawyer's time to start eviction process right away.

you can repair anything that is really broken. but don't accept any threats, he has more to loss than you.
