BTW, I assume you are in US. Normally, buyer does not sign this kind of "exclusive buyer's agent agreement". Even if the buyer does sign such an agreement, the terms are much fairer to the buyer than this one. (I once had an agent asked me to sign such an agreement. I thought she was a good agent. Gosh, I was wrong. Still, that agreement has much better terms than this one. For example, the contract can be cancelled by ANY party, no need to have "mutual agreement".)
You should fire this agent NOW. For any agent asked you to sign such a ridiculous contract, s/he could not possibily be a good agent.
