We bought only total 6 units in past 1.5 years with net income $550-700/unit (take out property tax,insurance fee etc.). In 6 months we may get 3 of them cash out refinance easily. then will continue buy duplex or sf. as you said, it's becoming harder and harder to get good deals. But looks like we need to have solid >10 units with good cash flow first before anything else.
