M饭,thanks for sharing. What kind of excuses you found to reduce the price if the appraisal came out the same price as contract price? 

The price we offered was lower than asking price.  Meanwhile, don't want to really piss the seller off and make them do somthing to the house that might cause bigger problem.  Who knows.  These are all the thoughts in our minds now.  I guess this is the experience most of ppl had during home purchasing.  Hope everything turns out well.
