Tks,美西游子. U r right.It's BOA. I just spoke to them and found out that the appraiser had the contract.  That makes total sense now. Just realized how much jobs this whole RE industry really created.  It's hard to judge whether all are necessary and unbiased.

This house is a standard sale in a good neighbourhood where the prices were higher few months ago during summer.  It went down about 5% recently with about 3-4 houses on the market.  I think I'll keep the contract and move forward.  Thanks again for your help.
