请问：CASH-OUT REFI的LENDER?

我有一个银行屋（独立屋），9月份才买，CASH OFFER，连修大概花了有10几万。现在这房已经LEASED OUT。。

所以现在的境况是压了太多CASH在这个房子里，趁RATE低想做一个CASH-OUT REFI。得到的反馈是这样的：

1，当地某银行： 30年 4.375%， 15 年 3.75%， 但要等6个月也就是明年4月才能申请，说是两房的规定.

2, OUT-OF-STATE LEANDER， 如LENDING TREE, BOX HOME LOANS等，说这种CASH-OUT REFI，他们只做PRIMARY HOUSE，不做INVESTMENT PROPERTY。

请问各位大拿知道什么LENDER可做这种INVESTMENT CASH-OUT REFI而且没有6个月限制，多谢！！
