A similar question: is loan application fee non-refundable

The escrow closing date has already passed. BOA had some minor issues and we addressed them. However, they never say “yes” or “no” on our application loan. I don’t know what is going on. Is it possible they are playing game, letting us quit by ourselves such that they could keep the loan application fee? Under what situation can the application fee be returned?

At one time we tried to refinance our resident home through BOA. One month passed, we did not hear anything from BOA. Then, we used a broker to get the job done within a month. BOA refused to return our application fee of $450.

Several months ago, we tried to cash-out our two properties; but we quitted because BOA failed to keep their promise to finance based on market value. This time BOA returned our application fee.
