Discussion about equity vs. cash flow

I am always confused on which way is better. For example, for cash flow, 30 years mortgage should be better; for equity, 15 years mortgage is better. Is it the case that equity is better if you don't need much more cash and cash flow is better if you do need more cash to make a living? Thanks.
