买了个出租房，原来房子的房客算不算agent 的功劳？

买了个出租房，原来房主的亲戚要求继续住下去，付租金，我的agent是dual agent，她要收commision（一年房租的10%），是否合理？

我自己出租的话，租金可以提高，只是不好意思说出来，不愿意把关系搞僵了。如果把目前的房客赶走，也怕房客搬走的时候把房子搞坏了，因为我没有房客的押金，也没有跟他们签合同。
