I usually try not to get the survey unless the lender requires it. In your case, you may not need to the survey.

Attorney fee is normal as it is the attorney who do the closing. But this should be the same as the settlement fee.

As the buyer, you have the right to choose the settlement company. You first ask two or three settlement companies to provide you the standard charges before you chose the one you want.
