Of course you can sue.

But the question is whether you stand a good chance to win. The first question you have to ask yourself is whether the seller made a representation that there is no termite in the condo or if local law requires them to make such representation but the seller did not. Even if the seller made such represenation, then you will have to ask whether he intentionally misled you or he actually did not know of it.
