Thanks! I guess it is not too bad.

I can't justify the idea of using 1.75 points to buy down only 0.5% of interest rate. Plus I don't like the idea of paying points but can't deduct the whole amount on the same year's tax return.

I am thinking of trying a few different loan agents/brokers to see if I can have better luck.
