Was your contract ratified?
If not ratified yet, just write a letter claiming that you are withdrawing your offer. Accompanying the letter, you need to send the first page of your original contract offer, but draw a big X on the whole page.
If your contract was ratified and you have a reason, such as HOA clause, home inspection contigency, or financial contigency, you need to fax and email a mutual release form to the seller's agent.
