I am looking for advice from experienced landlords.
On the weekend I and my wife got a summon from the city where I bought an REO property. I bought the property from Washington Mutual about one year ago. However, Washington Mutual forgot to pay a special assessment tax of abot $680 to the city, and this occured in early 2007 when they forclose the property. When we purchased the property, this tax was not disclosed to us and the transaction went through smoothly. Now we found out that the city first sued Washinton Mutual, and later they found out that we are the current owner and they added us as defendent (DOE 1). I talked to the lawyer for the city and seems like they want something like $3500 to close this case.
I think I have no reason to pay this.
Now my question is:
Should I have a lawyer of my own to handle the case for me? Or I can seek other solutions?
I have a title insurance (chicago title), my understanding is that the title insurance should cover this, is this correct? So I need to contact the title company, right? any expereince how to claim the insurance?
