于是,和一个朋友拿了下来.朋友出钱.我出人和风险.静利润平分.前后共三个月.
前面的披条从新刷了漆.
一楼全部换成瓷砖.一劳永逸.
二楼原来的地毯肮脏得看不到颜色.揭了地毯,把下面的硬木地板打磨了. 现在有灰.等清洁好了,会很漂亮.
后面的阳台漆成了红色.
厨房从新刷漆.
换了台面.
厕所没整.
后面看.
买入价11.3万. Closing cost $2000 (?)
硬木地板花了$2150.
Runner on stairs $200 (?)
其它总装修包工包料 $5500 (这个包工头给的价格我自己雇工人都干不下来,便宜死了)
其它零碎开支$500.
目前市场价在18万左右. 这几天就挂牌.
毛利 $56000.
去掉卖出的closing cost 一万多点.
静利润约$45000.
每人能分两万多点. 朋友那边,三个月的利润率20%, 完全无风险,还行. 俺这边,跑了十几趟,也还行. 算是皆大欢喜.接下来的项目会更好,更快,利润率也更高.
