So, you are saying, at each month you give them back $50 check? or each year, if they are doing fine, you send them $50 at the first rent?

My tenant is nice and alwasy on time without any hassles so far, I was thing to send her a gift card at cristmas,
then go to know from yesterday post, I should not.

Then how and what should we do to show our appreciation then?
