Become the soly HOA, doesn;t mean you can chnage the zoning,

and sell condo as SFH. The type of property not only affect the price but the loan deal as well.
If your neighborhood are all similar properties, it is not doable to make city to agree to change the zoning for just your building. Not only the cost.
