I did once-- fairly easy for me

1. Decide the price. If you follow the recent sales of the similar houses in your community, you should be able to find the right price. This is very important.

2. Staging and curb attraction. Put your yard and house very pretty and attractive. Paint the walls if dirty, and shampoo the carpet, clean the floors, etc.

3. Ask an agent to put it on the MLS list for around $300 to increase exposure. And also put advertisement on everywhere you can think of, including craigslist, local newspaper, or even 北维地产. You may want to pay the buyer's agents 3% to let them bring buyers in.

4. Once you have a ratified contract, You may want an attorney to read through the ratified contract to protect yourself. Then, find at settlement company to settle it.

Good luck! But, this is only good for the experienced ones. Otherwise, you may end up selling much lower than the market, or just hanging there ...
