If you are the buyer, you should make sure the inspector provides some kinds of warranttees to backup their inspections, of cause, these may not give you any benefits after all. Such as they will say the roof has one lose tile, the fireplace couldn;t be checked because there is no gas supplies, etc.

If you are the landlord and walk through with your renter, the story is vise verses. You take a lot of pictures, let tenant signs, and give them 3 days for other defects reporting time if any, after that, they are on their own and/or pay their share.
