Talk with the agent first and ask him/her to release you

If she does not release you, then talk with her/his broker to get the release. Do not tell her that you have a ready buyer :-)

If s/he does not release you and you sold your house during the contract time, then s/he is entitled to the commission you agreed, if you signed the contract of exclusive right to sell ...
