My two cents on referals. You need to think twice about some referals. The references are pointed by applicants,
they may be any one who can say good words about the applicants.

When I was renting out my house, one woman asked to rent it, and she was so eager. Funny thing is her situation is just as yours, but she is not a teacher though. (So your applicants story may still have credibility).
I called her references from the number, but also check the name on yellow page. Same people but different number. I don;t need to say she cheated me in order to get the rent.
So just be cautious.
