how much will you charge on these damages after tenant move out?

1. dark oil stains in front asphalt parking space (from old car leak), about 4-6 sf.
2. masterbedroom has many small paint peel off (from taken off the posters) and about a dozen nail head size holes (from nails to posters)
3. 2 dents on walls (from bedframes or furnitures) about 2 few inches wide, half inch deep dent.
4. baseboards are general dirty, some are pretty dirty.


But they are in general good tenants. How and how much will you charge while to keep good relationship with them. They are students with parents cosigned. The students from the same university are a significant part of my tenant sources, so in some way, a good reasonable landlord reputation is important for us.
