买投资房请教:



1 br SFH 900 square ft, on 80x250 lot. Built in 1940. $20,000

 
Offer accepted. Inspection 发现one corner of the house sank about 2" as a result of owner digging too much under the wall decades ago. It has had one owner for the past 50 years.

If I am to buy and rent it for $500/mth for now and then bulldoze it and re-build and sell when the housing market recovers in say 3-5 yrs, 1)the house has been there forever, is it going to collapse any time oon? 2)can I get insurance on it?

Or should I just walk away from anything that has structural issues? Inspector says to really fix the foundation will cost $30-50K. My hu*****and says he could use cement to fortify the foundation by himself--well he is pretty handy, but I am not sure he can do a contractor's job.
