1. Not true. When lease ends, the lease ends. It is a good idea to send the tenant a letter for walk through.

3. The new tenant will sue and get a judgment against you if you break the lease. You have to honor your lease. You can try mediation, and show good will to settle the issue between the 3 of you. The current tenant should pay for any cost to you, the new tenant, plus the new rent, from out of pocket or the deposit.

Do not accept rent for April until you have an agreement in hand.
