This gives a really bad feeling. Did you talk to her previous landlord? Have you seen the dogs? Can you evict her now that she is your co-worker? Have you pulled her credit report and salary history?

If you screen carefully you have done 50% of the work. If you don't you wish you sold at even 90% loss.
