Once real estate price is up, everything become more expensive, Chinese manufacturers are not cost competitive any more. The end result is relocation of manufacturing to other cheap areas like Vietnam. It is probably a good thing in the long term, those polluting low value shop are probably not profitable if you look at the whole picture and discounting environmental cost.
