各位大landlord, 请帮个忙。

有个出租房，今天空调不工作，我那个该死的手机正好今天早上没电。所以， Tenant 打电话给我，我没有收到。他发email给我，我也没有收到。总而言之，他找不到我。我们这里正好天气很热。所以，他就自己找contractor修理。

结果呢，就换了一个开关box, 加一个电容器。这两个原件，在电器店买就是80-100美元。加上工钱(最多$150), 合共$250.

可是这个房客被收了$700。他当然要我付。

兄弟姐妹们，怎么处理?
service 已经完成，怎么跟contractor要回合理的价格?
房客用信用卡公司付的，有没有办法dispute?
如果contractor不愿意只付合理的价格，跟房客打官司吗? 有赢的希望吗?
