Monthly Expenses

Association Fees 110
Management Fees 60
Maintenance (Estimate) 25
Total Expenses 230

Monthly Income
Rent 750

Net 520

Assume a commercial mortgage rate of 7%, the monthly mortgage is going to be $500.

So, there are $20 of cash flow on each unit.

I haven't calculated the vacancy yet.

What do you guys/gals think?
