做loan还是要小心, 有的loan officer心太黑

因为昨天FED降了息, 刚刚打电话去给我的loan officer问行情, 利率还是蛮高的, 我再等等.

顺便和她聊聊天, 她告诉我不久前有人找她REFI, 那人年薪10万, 前两年买了个房, 39万, 因为没有存款, 贷100%. 那人当时找的loan officer给他做了个loan, 每月利息只付1%, 看起来很好, 结果现在本金从39万变成43万了.

原来, 那loan的利率是7-8%的样子, 贷款人的确是每月付进去1%, 剩下的利息就加到本金上, 本金于是变得越来越多了. 那人找到我的loan officer, 想REFI to get out, 她就要了一份appraisal report, 可现在房子变成37万了. 她对他说除非他能上哪儿拿出那6万, 否则她帮不到他, 这个人现在就stuck在那儿了, 第一个loan8%, 第二个loan12%.

所以做loan还是要小心, 太过便宜的loan八成有什么猫腻, 不要听有些做loan的人吹得天花乱坠. 我们成天收到信说有incredibly low interest rate, 机会难得, 让立刻打电话去. 我总是看完就扔掉, 现在庆幸自己的明智. 呵呵!
