求建议- 卖主要求closing escrow 后免费住2周

第一次投资, 好多问题不明白, 求建议: 

刚看了一个房子, standard sale, dual agent. 

卖主要搬到外州, 所以要求 after closing escrow 免费住2周. 我们感觉dual agent基本不保护买方利益, 所以有些问题想请教:

1. 我们准备签一个租约, 要求卖方付refundable security deposit.  agent说 the deposit check will be held by an escrow company. 这个正常吗? 我们怎么确保有这么一笔security deposit呢, 而且真有问题时能拿到这笔钱呢? 

2. 怎么查这两周的所有水电煤气都付清了呢?
